Q: How do I decrease my covered territory?

A: Please contact GCI’s Recruiting Department at 800-919-8903 to discuss decreasing the area you would like to cover for your standard rate.

Q: How do I negotiate an inspection fee with GCI?

A: Please contact GCI’s Recruiting Department at 800-919-8903 to negotiate your fees for individual project inspections. Please note that negotiations MUST be agreed upon PRIOR to the completion of any given inspection. Changes in fee will not be honored unless agreed upon by BOTH the inspection company and GCI.

Q: What if the contractor controls access to the project and cannot be reached?

A: Call GCI Customer Service at 800-919-8903 as soon as possible so that we can contact the lender with delay notification and/or get an alternate contact number.

Q: What if the Borrower controls access to the project and cannot be reached?

A: Call GCI Customer Service at 800-919-8903 as soon as possible so that we can contact the lender with delay notification and/or get an alternate contact number.

Q: What if inclement weather problems exist?

A: In the event that weather conditions are severe enough that you cannot safely complete the inspection, please contact GCI Customer Service at 800-919-8903 so that we can relay the information to the lender.

Q: What if the Address is incorrect or I cannot locate the project?

A: Contact GCI Customer Service at 800-919-8903 as soon as possible to relay the incorrect address information to the lender and receive corrected information. Also, after the inspection is complete, please notate the correct address in the “Comments” section of the inspection report.

Q: What if the budget line item descriptions are confusing?

Q: What is the difference between a hard cost and soft cost?

A: Hard Costs are items that can be inspected on site such as: lumber, concrete, windows, cabinets, etc. Soft Cost items are items that cannot be inspected while on site and a decision must be made by the lender as to what disbursements should be made such as: overhead, supervision, profit, permits, etc.

Q: What is this line item?

A: If you have a question regarding the description of any line items and what they might include then please call GCI Customer Service at 800-919-8903.

Q: Do I have to accept the project right away?

A: We provide a 36 hour “Turn-Around” time and therefore, we recommend you accept the project no later than noon the following day. Our Customer Service department is available to help you through this process and even accept the project for you if you are not disposed to do so.

Q: Do I only inspect the highlighted items?

A: No. The highlighted items are what the Builder/Contractor is requesting money for and need to be included with all applicable line items. Therefore an additional photo/comment may be needed above the required 8 minimum photos to validate these items.

Q: If there are only exterior line items highlighted why do I need to inspect the interior, or vice versa?

A: Granite requires a minimum of 8 photos (4 interior/4 exterior), on every residential inspection and a minimum of 16 photos (8 interior/8 exterior) on every commercial inspection. We ask that you complete a full status inspection on every inspection regardless of what may be highlighted. Items that are highlighted are meant to be those that you should pay closer attention to when conducting your inspection.
